Should your next home be a condo, or another flat?
I work out what your flat actually leaves you with, after the CPF refund, the outstanding loan and the fees, and then tell you plainly whether the condo works this year, or whether you are better off waiting.

They had a queue number for a new launch and pulled out on the day. I did not push. Four months of gentle follow-up later, they came back with a different plan, sold their flat above valuation, and bought a resale condo at a fair price. It took nearly a year.

Most of my work is resale, HDB and private. I also handle new launches, and the numbers work is the same. Most agents will handle one of these and hand you off for the rest. The upgrading ladder is one long decision, the flat you sell, the home you buy, and the unit you might hold later, so I would rather carry all three and be answerable for how they fit together.
